I, XXX(Realtor's Legal Name or Trade Name), hereby promise that I will pay Mr XXX(Your Legal Name) 80% of 2.5% of purchase price as a non-taxable rebate(gift)without any deduction upon the completion of the property (Address) .

其实,最为安全、高效的是————把返佣直接写进合同,立即结算!
在购房合同中,commission条款后加一句话:
Seller, LA & Buyer Agent hereby all agree that Buyer will be credited with $20,000 (80% of buyer agent commission 2.5% of the purchase price $1,000,000}as a special deposit for closing costs(land transfer tax,etc).
这样白纸黑字写下来,JJ想赖账都想不出辙,佣金返还的资金在途时间为O天!!!
如果双方决定采用的是closing之后才支付返佣,那么:
Closing了,JJ支付了佣金,买家可以开出收据 Receipt / Invoice 给JJ(Plain English供参考):
