也不是很准确,每个银行的规定还是有所区别的,下面是我银行协议里面的,我的银行不允许每个月随意增加付款,只能做DOUBLE PAY,而有的银行是允许的

c) by matching a regular scheduled payment at any time during the current term on the payment due date. If the need arises, regular payments may be missed for every matched payment made. Should the Mortgagor have a payment frequency of weekly, bi-weekly, or semi-monthly, a match payment must be made on a monthly equivalent basis. Match payments form part of the XX% maximum prepayment reffered to <b> and must not exceed XX% of the original Mortgage Loan.

    本文发表在 rolia.net 枫下论坛房屋貸款是買房所要考慮的很重要的一個因素,如果能得到很好的房貸,買房會相對輕鬆一些.但是如何得到一個好的房貸,以及房貸過程中有些甚麼是可以注意的呢.
    我半年前買的房子,有一些自己的體會,拿出來和大家共享,希望能拋磚引玉.

    房屋貸款中最關鍵的地方是利率.利率又分為浮動和固定.這個話題有人專門研究過,我就不多說,基本上來說,我個人認為浮動的利率當前是相對便宜的,但是固定利率對於家庭計畫開支的穩定性有好處,這個就是個人的經濟狀況來決定自己合適的方案.

    此外,利率以外,又有返還現金的優惠以及稍稍減低利率的優惠比較,其實我自己不自量力的算過,現金返還和降低利率的實惠是一樣的,差別幾乎可以忽略不記.(可以證明他們的精算師門計算的很準確,無論宣傳的廣告花樣怎樣,其實結果是一樣的)例如說一個貸款條款說三年的貸款prime-0.75和prime-0.5plus1%的現金返還,還有頭幾個月prime-***以後每個月prime-***等等等其實差別都不大,只是早晚的差異,可以根據自己的安排來選擇.如果搬家之初就要添置家具的或者裝修的選擇有現金返還是不錯的.

    除了優惠以外,還有就是快速還款計劃.每個人都會想說如果有一天我有錢了就可以提前還一點,早點把房貸還清,我們還是習慣無債一身清.現在市場上的15/15,20/20我覺得都足夠了,15/15的如果你用足了差不多3-5年就可以全部還款.所以只要有這樣的條款就夠了,不用強求一定要多高的.

    所有這些的優惠比較過後,就要注意一些細小條款的規定,其實對於今後的還款還是影響很大的,主要就是關於本金的計算.
    有得時候你拿到兩份rate一樣的貸款條約,但是由於細節不一樣,你可能會發現實際的差異會很大.
    我當時拿到的一份條款就說,在快速還款中支付的是本金和利息,但是另外一份條款中就明確規定我所有快速還的款全部算坐本金—你想我當然會選擇那份還本金的,這個影像有多大,不用我說你也知道.我們在最初的幾年里,還給銀行的錢幾乎是一半利息,如果我第一年有能力快速還款10000元,這兩份條款的差異就是5000元—很可怕唷.所以大家一定要認真讀條款的細節.
    還有關於如何review,有的是半年,有的是一年,有人說現在都是半年review,這個我不清楚,但是如果大家能注意看看,會放心很多.

    還有一個小錢的地方,就是如果你找broker,那個批准貸款前對房屋價值預估的錢可能會自己出,但是銀行的話,他們會幫你出.

    我個人建議,找你的開戶銀行辦理房貸比較容易拿到很好的利率.我給我的銀行的理由是我可以在別家銀行拿到比你們公佈的利率好的多的deal,但是你看我一直在你們銀行, 你們是我的主要銀行,我很滿意你們的服務,而且也希望把業務都放在一個銀行便與我自己管理,所以我還是傾向於在你們這裡拿貸款,如果你們能……結果是第二天銀行的理財顧問就告訴我給了我一個我很滿意的答覆.

    三年期浮動利率
    prime-0.5
    1.15%的現金返還
    cap-5.9%
    半年review
    15/15快速還款
    所有快速款全部是本金

    • The broker can waive the appraisal fee or at least pay the half. You have to push them.
    • Find a mortgage broker and you can get a even better deal than any banks.

    • 误导,一个错误:“快速還款中支付的是本金和利息”
      “如果我第一年有能力快速還款10000元,這兩份條款的差異就是5000元”,请问那5000元哪去了?实际上,所有多还得钱都是本金。
      • 对。还有两个误导:1. Broker 通常也可以免除评估费;2. 银行未必能提供比Broker更低的利率,开户行也不一定有优惠。另外,没必要买Cap。
    • 专业术语太多,能不能扫扫盲?什么是prime,什么是cap-5.9%,什么是review,什么是15/15,20/20
      • PRIME-加拿大銀行的最優惠利率,全國統一的. CAP-5.9表示在這個MORTAGE有效期限以內,如果利率狂漲,你的利率也絕對不會超過5.9.REVIEW-每半年表示半年重新計算你得本金.
        • 那么prime后面的0.5是什么意思?REVIEW的时间长好还是短好
          • 雖然大家把PRIME叫最優惠利率,但是浮動利率多半是在這個基礎上往下減,所以PRIME-0.5就是現在的4.25-0.5=3.75,REVIEW當然越短越好,因為你的計算基礎都是以本金為基礎的.
