If you are going to buy a house...

本文发表在 rolia.net 枫下论坛Which is your first time to buy a house, you could be qualified for the waive of Land Transfer Tax. (If the value of the house is around 250K, the LTT could be around 2K). However, you were not eligible of this benefit if you bought the OHOSP. On the other hand, if your family income is less than 20k and if you and your spouse contribute 4K ( which is the maximum) into OHOSP, you can get 1K tax refund each year. But if your family income is greater than 80K, you will get nothing though you keep contributing into OHOSP. So, let's do a comparson.

1 You didn't contribute into the OHOSP. You bought a 250K house, you would get 2K waive of LTT

2 Your first year's income is 2K (because you had just worked for a few months), and you contributed 4K into OHOSP. You got 1K refund. Then in the second year, your salary is up to 40K and your spouse's is up to 20K, you only can get 250 refund. The more your income is, the less you get the refund.

      • if you are going to buy a house which value is greater than 250k, and your family income is greater than 60k, I suggest you do NOT buy OHOSP

            • 你说的“a house" 应该是"a 'N-E-W' house" 吧? 对于买旧HOUSE的,是没有2000CAD waive of LTT 的, 对不对?所以,如果买旧房, 购买OHOSP一定是合算的! 一不小心,误导了,损失很大啊!

              The amount of the refund will be the entire amount of tax paid or payable, up to a maximum of $1,725. If you own less than 100% interest in the newly-built home, the amount will be reduced and calculated according to the amount of interest in the home. For example: If you own 100% of your new home and you paid $250,000, the amount of Land Transfer Tax payable is $2,225. You will receive a refund of $1,725. If however, you owned 50% interest in your home, the amount is 50% of $1,725, or $862.50.

            • 税表两个人都是要填的。但是安省的CREDIT只能由夫妻两人中的一人来报。OHOSP这部分应填入夫妻两人扣除RSP供款后的总收入。关于OHOSP,
              可以到银行索取“红头”文件。但是有的银行职员可能不清楚这回事(某些员工的业务水平实在不敢恭维)。另外,因为PAPER WORK比较繁琐,有的支行可能不愿意做这项业务,故意推脱,这时候就只好PUSH他们了。

      • You'd better be quick. It can be bought before Dec. 31 every year before you buy ur first house. Go to any banks ask for OHOSP.

    • 今天我去TD问过OHOSP帐户的情况, 职员说若以后不在安省买房政府要收回帐户总金额的25%
      家庭总收入, 存款, 政府补贴. CLOSE帐户可领回金额
      40K, 4000, 1000, 3750
      50K, 4000, 750, 3562
      60K, 4000, 500, 3375
      70K, 4000, 250, 3187
      80K, 4000, 0, 没意义

      存钱以后若不买房消户回很亏的.
      • 并不是close账户而不买房子只退回75%,其实是先上缴国库25%,然后政府给你计算这些年里由于你购买了OHOSP而欠政府的税,以及这些税所产生的利息,然后多退少补。
    • 一定要抢在12月31日前买,否则当年一千元退税就没有了,但4万以上 可能没有什么用处

            When you go there, tell them open two seperate account for couple, transfer 2000 to each account, sign that's all--you need sin card number, ID with your address on(such as driving license), quite simple
