先谢谢了, 请教买新房的朋友们:新房周六ClosingDate. 偶们俩都没经验, 是否要请个验楼师? 房子是全新的. Bulider的质量看起来也还行.负责任. 你们都请了吗?

U may not need a professional home inspector. But .....on the PDI date, open your eyes widely on all defects and missing parts, no matter how minor it is, ask the builder to write on the PDI sheet. This is the only way to protect yourself. No matter how good quality it is, you will always find defects.

最好请人验一下主要是挑装修(COSMETICS)的毛病, PROFESSIONAL能挑出不少来. 要在CLOSE之前给BUILDER一个单子, 最好修好了再CLOSE, CLOSE以后再让BUILDER干什么就拖拉多了.
其实新房有三个阶段都该请人验收的: 1. FOUNDATION, 2. FRAME, 3. PRE-WALK. 不能太信任BUILDER的人.

全新的房子,发展商在第一年内都应该负责任何的问题,甚至换灯炮. 不知道你这一点有没有问清. 我买的TOWNHOUSE 就是这样的. 所以就放心地住进去了.
